The Moudira Collection is home to some of Egypt’s most unique privately run villas and dahabiya's, including seven on the property of Luxor’s Al Moudira Hotel - and two further Villas in Luxor and Fayoum, as well as the Art Deco Immobilia Apartments in Downtown Cairo.
Beit el Nil, our twelve suite Villa is uniquely situated on it’s own private stretch of Luxor's Nile with views of untouched riverbanks beyond, whilst Beit Fayoum is a fourteen room Villa in a historic house in the Village of Tunis, in the Fayoum Oasis. Our two dahabiya’s are traditional sailing boats offering a timeless experience of sailing the River Nile, one harking back to the Art Deco Era and one in contemporary style
Whilst each villa and dahabiya has its own sense of place and is individual in style, the properties in our collection share the common thread of artisanry, antiques and attention to detail and visited together allow travellers to experience the “Silk Road” of Egypt in collaboration with our partner Egypt Beyond.

AL MOUDIRA
AL MOUDIRA is an oasis of understated luxury set in a two hectare palm grove in Luxor. It is situated on the Nile’s West Bank close to the twin UNESCO heritage sites of ancient Thebes & the Valley of the Kings.
Reminiscent of a grand country house, the hotel is a honeycomb of flower-filled courtyards, frescoed salons and private villas embellished with antique treasures and materials rescued from the long-vanished estates and historic homes of Alexandria and Upper Egypt. Situated in the shade of towering palms, Al Moudira was crafted with love over two decades by the indomitable Zeina Aboukheir, who fell in love with Luxor’s unique heritage and the spirit of the land. Now a refuge of charm, style and gentle efficiency, the hotel hosts many inspiring guests who return yearly and like to call Al Moudira home.
AL MOUDIRA VILLAS
Al Moudira Villas is a collection of six villas within the grounds of the Al Moudira Hotel, alongside two further Villas located in Luxor & Fayoum. Unique in detail, our Villas are tied together by a common thread: filled with antique furnishings, original works of art, historic photographs, traditional Suzani’s and other textiles sourced from the Middle East and beyond. A well-stocked library contains an eclectic selection of books, with many specialist volumes and first editions on the history of Egypt. Our Villa offering allows guests to enjoy the amenities and service of Luxor’s storied Al Moudira Hotel – with the addition of a butler, concierge and private chefs as well as experiencing total privacy.








BEIT EL NIL
BEIT EL NIL is an intimate twelve-room villa sequestered within a large garden that runs right down to its private bank of the River Nile, with unspoilt countryside views across the water. Whilst the original bones of the villa were retained, it was entirely renovated using reclaimed marble floors in a parquet inlay, polished plaster walls and Egyptian stone. By the same owner of Al Moudira, Beit el Nil offers a contrasting atmosphere with interiors in a more serene colour palette and style as compared with Al Moudira’s maximalism. The focus here is on the romantic garden and the unimpeded views of the River Nile and the wild riverbank opposite, which are best seen from the wrought-iron Winter Garden pavilion on the rooftop.
IMMOBILIA
IMMOBILIA was Cairo’s first skyscraper built in the 1930s and it remains an iconic Art Deco landmark that was once home to Golden Era celebrities such as Leila Mourad, Omar Sharif and Kamal El Sheikh, the Hitchcock of Egypt. These days, it offers a collection of utterly unique serviced apartments providing an authentic haven above the vibrant streets of Downtown Cairo. From one-bedroom to spacious three- bedroom apartments, Immobilia is a perfect Cairene home-away-from-home. Recently renovated, each apartment retains its original Art Deco architectural details and is filled with historic antiques and art from Cairo’s leading galleries. NILE CANOPUS
Nile Canopus is available for individual cabin bookings and reflects a contemporary take on Egypt’s Golden Era of travel in the late 1800s, when writer Amelia Edwards – one of the first female Egyptologists – spent weeks sailing up the Nile taking notes and making illustrations for her celebrated travelogue A Thousand Miles up the Nile. Everything on the boat, other than a selection of carefully selected antiques, has been custom-made in Egypt. In addition, Nile Canopus offers multiple indoor and outdoor areas and decks to relax and dine. A safari-style tent – a wink to famed archaeologist Howard Carter’s abode during his time in Egypt discovering Tutankhamun’s tomb – shades part of the upper deck, providing a unique spot to sit and watch the timeless scenes along the River Nile pass by.
SET NEFRU
SET NEFRU, is a traditional Egyptian sailing boat with five luxuriously appointed cabins. Set Nefru can be privately hired by families or groups for between three and seven-day excursions to discover the Nile’s countless treasures: the UNESCO World Heritage Site of Luxor, Karnak, Medinet Habu, Dear el Medina and Aswan. Originally built over ninety years ago for a member of the Egyptian royal family, Set Nefru remained in their service for decades. Now owned by Al Moudira, Set Nefru has been given a sensitive renovation and was relaunched in 2023, the great attention to detail now making it the most comfortable boat on the Nile. With WiFi throughout, luxorious cabins with softest Malaika Cairo Egyptian cotton linens and well appointed marble bathrooms, the dahabeya now has all modern conveniences while retaining the traditional and romantic atmosphere of a bygone era. Fully staffed, delicious meals are served on antique Limoges china while you slowly cruise past biblical scenes along the banks of the river. On Set Nefru, time slows down, harking back to Egypt’s ancient past and matching the timeless flow of the iconic river Nile.








VILLA FAYOUM
Villa Fayoum sits in the midst of charming Tunis village just two hours South West of Cairo in Fayoum, nestled within a verdant 6000 sq m garden. It is an historic 12-room villa surrounded by mature palms which shade a 16- metre golden granite and Sinai-marble pool cushioned amid abundant local flora. There are views of the lake from the villa which, along with its adjacent houses, was sensitively restored using traditional materials and salvaged craftwork. The villa’s interiors have been imagined and designed by Zeina Aboukheir, the founder of Luxor’s Al Moudira Hotel. They have the same rich and eclectic style Zeina is known for, featuring handpicked vintage textiles, art and antiques that come together effortlessly, layering different historic eras and creative global cultures.
